Overview

The Bucks County First Time Homebuyer Program helps eligible households buy a home in Bucks County, PA by covering part of the down payment and closing costs. Counseling and eligibility determination are handled by the Bucks County Housing Group (BCHG).

Assistance amount and terms

  • Up to $10,000 for down payment and closing costs
  • 0% interest, deferred-payment mortgage — no monthly payments
  • Repaid when the home is sold, transferred, or refinanced

Eligibility requirements

  • First-time homebuyer, or no home ownership in the past 3 years
  • Household income at or below 100% of the median family income for Bucks County, adjusted for household size
  • Buyer must contribute at least 3% of the purchase price from their own funds
  • Maximum purchase price of $375,000
  • Property must be in Bucks County and serve as your primary residence (no rentals or investments)
  • Open to Bucks County residents, people who work in Bucks County, and military members

  1. Complete the BCHG intake application online.
  2. Watch for an email from the intake department with DocuSign forms and instructions.
  3. Sign and return the required forms.
  4. Attend a free first-time homebuyer webinar covering credit, the buying process, and assistance programs.
  5. Schedule an intake appointment and individual counseling session to build your action plan and timeline.

The required counseling is genuinely useful: a HUD-certified counselor reviews your budget and credit, helps you understand what you can sustainably afford, and makes sure your assistance application is complete before you go under contract.
