Before applying for the Montgomery County First-Time Homebuyer Grant, make sure you meet the following requirements:
Cash Requirements
- 3% of the sales price must be in your bank account as your own funds (not from gifts) at time of application.
- Example: For a $300,000 home, you need at least $9,000 (3% of the $300,000) saved.
- You won’t qualify if you have 10% or more of the sales price in your bank account.
- Note: This excludes funds in retirement accounts.
- Example: If you’re buying a $300,000 home and have $30,000 or more saved in your bank account (excluding retirement funds), you will NOT be eligible for the grant.
- One month’s reserve mortgage payment by the time of settlement.
- You must use your own liquid assets before accessing Homebuyer Funds.
Documents requirements at time of application
- A $25 fee payable to “Montgomery County Homebuyers Program.”
- Three months of bank statements for all accounts showing 3% of the sales price saved for the down payment (must be your own funds).
- Note: If there’s a large deposit, you’ll need to provide documentation to confirm it is not additional income. If funds were transferred from another account, you’ll also need to provide three months of statements for that account.
- The most recent 30 days of pay stubs for all employed household members aged 18 or older.
- The most recent Form 1040 tax return, including all schedules and W-2s.
- A list of all recurring monthly debts with outstanding balances.
- Note: A hard credit report will be pulled by the county, so exact amounts are not required. This is for reference purposes only.
